Challenge
A 130-year-old Manhattan hotel had accumulated a lot of history—including a 1970s-era HVAC system that was in service beyond its expected useful life. Maintenance costs and emergency repairs were sharply rising, and guest comfort was increasingly at risk. Leadership recognized that their HVAC infrastructure was a growing problem but tried to maintain the existing system.
When New York City’s Local Law 97 (LL97) took effect, imposing strict carbon-emission caps and annual penalties for noncompliance, it added urgency and added to the economic case for replacement. With 800,000 square feet to modernize and a compliance deadline bearing down, the hotel needed the right partners to make the project happen quickly.

Solution
Titan Energy designed and developed a complete central plant replacement project that included a central boiler plant and cooling towers. The solution included all auxiliary systems, maximizing energy efficiency and minimizing future operating expenses. This was made possible through Redaptive’s financing, which enabled Titan Energy to move forward without concerns about change orders and the hotel to progress the project without using capital.
Without disrupting hotel operations, the partnership delivered the following infrastructure improvements: central boiler plant and domestic hot water (DHW) upgrade; VFD (variable frequency drive) systems; MERV filters; building controls; UVC lighting (cooling tower); VRF (variable refrigerant flow) systems; boiler replacement; and switchgear replacement and upgrades.
Impact
The speed and alignment between Titan Energy New England and Redaptive was the difference-maker—keeping the project on track, on budget, and ahead of the compliance deadline. The modernization project enabled the hotel to convert a multi-million-dollar capital expense to a long-duration service agreement that aligns payments with usage.
With infrastructure built to meet compliance requirements through 2035 and beyond, the property is now positioned to avoid annual LL97 penalties while capturing nearly $2 million in projected 10-year energy and maintenance savings.
