Challenge
In 2017, a top-tier healthcare provider serving 2.3 million patients annually faced a growing operational risk: a backlog of deferred maintenance across 17 hospitals and 160 outpatient facilities. Critical HVAC systems, elevators, and lighting were outdated or failing, threatening patient care and compliance.
While leadership recognized the urgent need to overhaul these aging systems, the organization lacked the internal capacity and capital flexibility to move quickly. “We simply didn’t have the depth and knowledge internally to manage large-scale projects efficiently,” said the provider’s National VP of Facilities.
The challenge was compounded by the fact that every project needed to be executed without disrupting patient care, which required a partner with healthcare-specific expertise, turnkey delivery, and zero-downtime precision.

Solution
After evaluating six potential partners, the healthcare provider selected Redaptive for our ability to deliver a fully funded, healthcare-specific solution that aligned with both clinical and financial priorities.
The partnership followed a multiyear, phased plan combining Energy-as-a-Service (EaaS) financing with Property Assessed Clean Energy (PACE) loans to accelerate infrastructure modernization. Redaptive began with high-impact LED lighting upgrades to generate immediate savings, then reinvested those gains into more complex improvements, such as elevator shaft extensions and central plant replacements.
Redaptive managed the entire project lifecycle, from energy audits and appraisals to contractor bids and regulatory compliance, so the provider could stay focused on patient care. All work was completed with strict adherence to infection control standards and hospital protocols, ensuring uninterrupted clinical operations during the projects.

Impact
Redaptive’s phased approach delivered measurable financial and operational improvements that directly enhanced patient care and staff satisfaction. The project is projected to save $14 million in energy costs over the next decade, freeing up budgets for core business drivers such as clinical services and staffing. In terms of environmental impact, the upgrades are on track to eliminate 38,600 metric tons of CO₂e.
Meanwhile, the modernized systems have dramatically reduced emergency maintenance, resulting in greater equipment uptime and more reliable care environments.
